A Home Inspection Checklist You Didn’t Know You Needed

This may be one of the few times you’ve ever had to worry about a home inspection. Understandably, it might be difficult to figure out what to look out for with the inspection, the steps to do before and after you get your report, and much more. One thing we like to remind our clients is that there’s no such thing as a “pass” or “fail” when it comes to the report. This inspection is a list of what’s going on with the house. Usually, it’s performed before a home is sold or even periodically to make sure everything is structurally sound. Here’s a checklist we’ve put together of what to expect with the home inspection.

TIP TO REMEMBER: Your Inspection Is Never Perfect: Your home is never going to be perfect when it comes to an inspection. That doesn’t mean it’s dangerous or inhabitable. What you can do to help the inspection is fixing any minor issues that you feel might get marked. Getting these fixed could drastically reduce what’s on the list for the report making it more pleasing for the buyers.

  • Know What To Look For: Home inspectors have a number of things they search for including:
    • Foundations
    • Roof structures
    • Heating equipment
    • Plumbing systems
    • Water heaters
    • Electrical
    • Various appliances
    • And much more

  • Determine Who Pays: It can be a little confusing determining who actually pays for the inspection. Usually, if the seller requests it they’re the ones who pay for it. However, there can be circumstances that leave the service up for negotiation between the buyer and the seller, especially if the buyer requests an inspection of their own.
  • Extra Inspections: There are a few things that are considered extra and not every inspector does. If you need them done, they are a separate service. They include:
    • Mold
    • Termites and rodents
    • Radon
    • Asbestos
    • Lead paint or piping
    • And more.
