As we mentioned in our previous blog, skipping a home inspection can cost the seller money. However, one question we get is how can it be beneficial to the buyer? Home inspections are not always a mandatory part of the buying/selling process. In fact, some sellers try to avoid it because it’s an additional cost they have to cover on top of whatever repairs or updates the inspector may suggest. The seller isn’t doing it maliciously, but it’s something to keep an eye out for. As the buyer, you have the right to request an inspection of a house you’re seriously considering even if the homeowner suggests otherwise. Here’s how requesting that inspection can save you a considerable amount of money in the long run.

  • You know about any repairs: Before you sign all of the paperwork, and officially get the keys, you will know about every single issue going on with the house, big or small. You can decide as the buyer whether you want to take on the repairs yourself or have the homeowner fix them. Depending on the severity of the repairs, the homeowner might be forced to handle the repairs before they can sell. You might also be able to negotiate a lower price because of the repairs as well.
  • You’ll know about warranties: Several parts of the house such as the roof could be under some sort of warranty. The inspector will need to have the information on the warranties, which means you will know about them too. In most cases, the warranties of the house will transfer over when you purchase the house. Simply put, you will have all of the benefits that the warranty indicates in the contract.
  • You can request specialty inspections: The homeowner may have a standard home inspection covered, which checks things like the roof, plumbing, foundation, doors, basement, attic, and more. What it doesn’t cover is asbestos detection, air quality testing, termite or other pest damage, sewer scoping, and septic evaluations. These are more involved and aren’t always needed. However, if you suspect an issue or want peace of mind before you purchase the home, you have as much freedom to request this type of inspection just like the standard inspection.
